150mm x 50mm pressure treated timber for all structural work, including the roof which was cut on site rather than utilising a truss system, this makes insulation easier to install at a later stage and gives a useful and usable roof space. Insulation will be fitted between the rafters rather than on ceiling joists, although this will mean a slight increase in cost (it is a larger area to cover and more labour intensive to fit it effectively means that the loft area will remain at the same temperature as the rest of the property making it much more useful as a storage area.
All outside walls were clad with 18mm Sterling OSB board followed by a breathable membrane and 50mm x 25mm tanalised battens ready for the next stage.
