Two flat roofs, both nearing twenty years old and close to their “sell by” date.
The lower (and larger) roof has completely gone and is going to require replacement of felt, decking , joists and insulation. The other roof is not much better.

The Solution

Instead of throwing more good money at a less than ideal situation which is going to need doing again in fifteen years time why not try a more radical approach?
The decision was made to install a slate roof to cover both existing flat roofs.
A little larger investment but on the plus side is an aesthetic improvement, a new roof which will last  the well into the future and last, but by no means least, an additional room.

Another big plus with this solution is that (apart from edges where we needed to fix) we were able to leave the flat roofing in place while we built the new structure.

As can be seen in the picture on the left a timber frame construction method was chosen.

This gives the benefit of a relatively light first floor building with very good insulation values.

Given the vagaries of our British weather there is the added advantage of speed of construction allowing us to be closed in and dry far more quickly than would be the case with traditional construction methods.
